Privacy Policy

When you submit a contact form or inquiry, we collect: full name, email address, phone number (optional), and your message content.

If your inquiry is a property-listing request, we additionally collect the property details you provide in your request.

If you create an account, Firebase Authentication stores your email address and a hashed password (never stored in plain text); your saved favorite properties are stored in Firestore, our database.

Our services are intended for adults. By creating an account, you confirm that you are 18 or older. We do not knowingly collect personal data from minors; if we learn that an account belongs to a minor, we will delete it.

Your data is used to: respond to your inquiry or listing request, send you updates about properties matching your stated interests, and coordinate site visits or calls with our team.

We may review inquiries and saved-property activity in aggregate to understand interest in our listings and improve our service.

We use Vercel Web Analytics to count visits to our site and see which pages and countries they come from. It sets no cookies, does not follow you across other websites, and does not build a profile of you. We use no advertising or ad-tracking tools of any kind.

We never sell your personal data to third parties.

Google / Firebase (USA): stores and processes your data through Firebase Authentication, Firestore (database), and Firebase Storage. Google acts as a data processor under its own Privacy Policy and Google Cloud Terms of Service; data may be stored on servers in the United States.

Vercel (USA): our hosting provider. Vercel Web Analytics processes aggregate visit data — page path, referrer, and country — to produce the traffic counts described in Section 2; this data is not linked to your name, email, or anything else you give us. Separately, when you visit our site, Vercel also transiently detects the country you are connecting from, solely to pre-select the country code on the phone field in our contact forms; that value is not stored or logged.

Internal team-notification and communication tools: we use these to respond to your inquiry. Only the minimum inquiry details needed to respond are transmitted through these tools.

Legal authorities: we may disclose data when required by applicable Costa Rican law.

We never share your data with third-party real estate agencies, external advertising platforms, or third-party marketing databases.

We protect your data with HTTPS/TLS encryption and Firestore access-control rules that prevent unauthorized access; no security system is completely infallible.

You have the following rights over your personal data:

Access: Request a copy of the personal data we hold about you.

Rectification: Request correction of inaccurate or incomplete data.

Cancellation (erasure): Request deletion of your data when it is no longer needed for the purpose collected, or when you withdraw consent.

Opposition: Object to the processing of your data where you have legitimate grounds.

Portability: Receive your data in a structured, commonly used, machine-readable format.

To exercise any of these rights, email contact@harrisinternationalrealestate.com stating your full name, the data in question, and the action requested. We will respond within 5 business days of receiving your request.

Contact form data: retained for 24 months from the date of last interaction, unless you request deletion earlier.

User account data: retained while the account is active. Upon account deletion, data is removed within 30 days except where retention is legally required.
