Harris International Real Estate ("Harris", "we", "our") markets and advertises property listings in Costa Rica on behalf of their owners.

Harris facilitates introductions and inquiries between interested buyers and property owners.

Harris is not a licensed real estate broker or brokerage, is not a party to any real estate transaction, does not represent buyers, and does not handle, hold, or transfer funds at any point.

All purchase decisions and transactions take place directly between the buyer and the property owner, each represented by their own independent professional advisors, including a licensed Costa Rican attorney for legal and closing matters.

Harris charges no fee to property owners or to buyers. Any commission arising on a sale or rental is agreed between the owner and the agent representing them; Harris is not a party to that agreement. Where a transaction results from an introduction facilitated by Harris, Harris may be compensated by that agent under a private arrangement with the agent; such compensation does not increase the price or the amount paid by the owner or the buyer.

Accessing this website does not establish a brokerage, agency, or legal-representation relationship between you and Harris.

Listing information — prices, dimensions, features, legal status, and availability — is provided to Harris by the property owner or their representative and is published as received. Harris does not independently verify it and makes no warranty as to its completeness or accuracy.

Prices and dimensions may change without notice and should be independently verified. Prospective buyers and renters are responsible for their own due diligence, including title searches and whatever physical or legal verification they deem appropriate.

Harris assumes no liability for losses, damages, or decisions made based solely on information published on this website.

By creating an account, you confirm that you are 18 or older. Creating an account (for example, to save favorite properties) requires accurate, current information, and you are responsible for safeguarding your login credentials and for activity under your account.

Property owners who submit materials to Harris for publication represent that they hold the necessary rights to those materials and grant Harris a non-exclusive license to publish them on this website and in related marketing materials.

To the maximum extent permitted by applicable Costa Rican law, Harris shall not be liable for direct, indirect, incidental, or consequential damages arising from the use of this website or its content, nor for the acts or omissions of third parties — property owners, buyers, renters, notaries, or other professionals — involved in a real estate transaction.

In no event shall Harris's total liability to you exceed the total fees, if any, you have paid to Harris in the twelve (12) months preceding the event giving rise to the claim.

These Terms and Conditions are governed by the laws of the Republic of Costa Rica, including Law No. 7472 for the Promotion of Competition and Effective Consumer Protection. Any dispute arising from these Terms or from the use of this website is subject to the exclusive jurisdiction of the courts of Costa Rica.
